The property is a 3 bedroom semi-detached house.

The project is to build an extension to the back of the property to achieve a bedroom with ensuite . Also Loft conversion to achieve a bedroom with ensuite. Also the existing house needs complete refurbishment.

For the extension + loft conversion, I will need: Architectural advice & design, professional architectural drawings & obtaining the necessary permissions (planning and building regulations, etc), the complete construction work.

Also I would like a rough estimate of the likely costs for each part of the project. I know accurate estimates and quotes depends on evaluating the project and depends on the job and materials used. I only need a rough guide for costs of similar projects to allow me to set my budget for this project and decide on the financing options.

2 jobs:

1. I have a problem with penetrating damp which has previously been diagnosed by a structural engineer as caused by rain penetration through a thin, non-cavity exterior wall. Most of the wall has previously been sealed on the inside with sand and cement mix and is not letting damp through. However there are 2 small areas that have had some work done on them during alterations and afterward they were not sealed with sand and cement mix. These two areas have become very damp.

The requirement is to hack off and remove damaged plaster to the two areas ( approx 1m x 1m & 1m x 2m) and apply waterproof sand and cement mix to the exposed brickwork and then replaster.

2. This job is a bit more difficult to explain! This Victorian terraced property was extended 2-3 years ago. In accordance with modern building regs there is bed of polystyrene under the new concrete floor.

Immediately at the back of the extension is a manhole that gives access to a drain. On lifting the manhole cover a small area of the the polystrene can be seen (smaller than 1m x 0.5m). Rats have come up from the drain and burrowed through the edge of the polystyrene and got under the house. (I can email a photograph if it is useful).

I have had this inspected by a council environmental health officer and he advised that the rat hole should be blocked with chicken wire and the exposed polystyrene sealed with a fast drying cement mix.

REFURBISHMENT

Two rooms need to be in parts re-plastered, re-skimmed, and in some parts new plaster board attached.

In both rooms there radiators will need to be removed from the walls to allow work to be done behind them. Both rooms currently have thick wallpaper (painted on several times) that would be needed to be removed. This wallpaper has been painted on several times. In some parts the wallpaper is coming away from the wall. There is the possibility that in some parts of the wall someone has plastered onto the wallpaper
Room 1: dimensions: 2.5m by 3m (height: 2.8m)

This room has a small area of crumbling plaster that will need to re-done, the rest of it will need re-skimming. (around 1m2 from what I can see, maybe more once wallpaper is removed)

SPECIALIST CARPENTRY: We are currently working on a 5 storey mosque project and are looking to engage an experienced carpentry contractor to carry out timber carcassing and cladding work to a 14 meters diameter dome and an 18 meters high minaret tower on top of the mosque building. A steel frame for these two elements have just been erected and the works are ready to start on site at any time from now as soon as a price has been agreed and satisfactory references have been taken.

3 PLUMBING jobs

1. Sanilav in basement toilet leaking from connection at bottom where toilet connects to sanilav box.

2. I broke a radiator valve when trying to 'bleed' it as it was making a knocking sound - don't know if I need to have a new radiator or if the valve can be replaced.

3. Shower leaking through ceiling to room below - I used plunger to unblock the drain and think I have dislodged something underneath the shower tray at the drain point and now it leaks!'

BUILDING TRADESMEN NEEDED IN GLASGOW

Commercial and residential building company looking for english speaking qualified tradesmen for all aspects of the building trade with on going contracts in glasgow and surrounding areas.

PAINTING / DECORATING/ TILING / KITCHEN FITTING: 2 bed flat that needs full painting and decorating. Walls & skirting boards will need to be sanded back. Tiling of the kitchen floor & walls. Possibly the bathroom also depending on quote. A new kitchen will be fitted, please include within quote of fitting a very small kitchen.

The property is a 2 bed maisonnette, and I am looking to install 30-40 downlights throughout. Loft access is available.

CARPENTRY: Several pieces of work -

1. Renew wooden frame canopy over door ( a new one will need making up, reuse the current glass and putty in), prime and paint

2. replace post and two fencing panels that have fallen over,

3. replace some moulding that has come away from a double glazed sash window ( a fairly small job)

ATTIC / LOFT CONVERSION:

To create a bedroom & dressing area plus a bathroom.

Carpet fitting: Lay underlay and carpet in office and corridor (private house) and different carpet in adjoining bedroom.

The gripper is there, no carpet to lift. Some furniture to be moved. No thresholds to be supplied - mostly wooden ones exist.

48sq m. total.

PAINTING & DECORATING: I have a large bedroom which requires stripping some holes filled and lining paper put up and painted.

I have a hall and stairs which also requires the same work done

PAINTING: of 3 rooms: bedroom, bathroom and living room.

room sizes are are around 20ft*14, 14*14, 12*6 with 10ft ceilings and cornicing in the 2 larger rooms. some minor sanding required in the small room (the bathroom).

TILING - PAINTING - DECORATING: Tiling of bathroom walls and floors. Tiling of kitchen floors only.
Possibly putting up a stud hallway wall, closing off an exisiting doorway in an existing stud wall, and creating a new doorway in an existing stud wall.

Also general decorative work (painting and decorating).

PLASTERING & PLASTERBOARDING: I have just finished a loft conversion. It needs plasterboarding and plastering. It is appox 150 square metres.

I can supply plasterboarding and fixings etc and you guys do all the plastering or you can quote ofr the whole lot.

It is all plastering. Electrics all turned off nothing too high up.
